Second-tier cities are your go-to options for convenience, scenic locations, and spacious homes. It's a community-driven version of the big city life you love - all at a price point you can afford. 

What is a second-tier city?

This is a city outside the capital. Whether large or small, their economic and social performance plays an important role in the national economy. These include Kimberley, Rustenburg, Bloemfontein, and Polokwane. Despite the name, second-tier cities are definitely not second best or second rated. They offer a number of benefits that have attracted home buyers and renters in search of quality living. 

Why are second-tier cities so popular?

If you're looking to buy, retire, or invest, second-tier cities hold great value. Here are some of the reasons people are flocking to them.

Compared to major cities, smaller urban areas help you stretch your rands. Property stock is priced competitively and renters can expect lower asking rates. Living conditions also work to your advantage with lower food and service costs. Smaller cities also tend to have less traffic which can save you more on petrol.

Second-tier cities offer an appealing way of life. You'd expect to enjoy a less rushed pace compared to their capital counterparts. Amenities in second-tier cities can often be on par with major cities in terms of schools, shopping centres, restaurants, transport networks, and healthcare facilities. These cities can also help you connect easier with other residents. 

COVID-19 may also be driving people towards second-tier cities. Some predict that the virus will remain a constant for the next two years. Low-density urban spaces have become more sought after as they help make physical distancing easier. Spacious properties in second-tier cities are also desirable if you're keen on remaining indoors during the pandemic.

Remote working could be a permanent feature for many South Africans after the lockdown. The swap from being office-based has encouraged locals to consider a move to less expensive second-tier cities. Vanderbijlpark places a number of amenities within reach. Shopping can be done at the Vaal Mall and medical treatment can be sought at the Mediclinic Emfuleni. For leisure, you can visit the Emfuleni Golf Estate, Vanderbijlpark Action Sports, and Emerald Resort & Casino. 

Vanderbijlpark is also advancing through investment projects. The Emfuleni Local Municipality has initiated a R16-million upgrade to roads in parts of Vanderbijlpark and Vereeniging. A developer has also invested R130 million to expand and upgrade the local Cormed Private Hospital and the Envision Centre for Sight.
